PLOT – sales guide

Are you also thinking about selling or buying land? We have prepared a series of articles that talk about the process of buying or selling real estate for residential purposes. This entry is devoted to the sale of plots.

sStart preparing for the sale by checking what you’re dealing with. 🙂 Dust off old documents. Purchase deed, extract and excerpt from the land register, development conditions, building permit… In short: all documents that will help you determine what type of property it is. Once you know the plot identification number, you can check basic information on the Internet. SIP, i.e. the Spatial Information System of a given commune, will be useful, where you can check whether the plot is covered by the local spatial development plan (MPZP). You can also check the Geoportal, address: https://mapy.geoportal.gov.pl/imap/Imgp_2.html?gpmap=gp0, to check, for example, what utilities are available for your land. When you zoom in on the image, you will see threads whose colors correspond to the following media: red – electricity, blue – water, yellow – gas, brown – sewage, orange – telecommunications.

Then go to the plot to check whether the surveying posts are still visible. If not, it’s worth taking care of it. Although a plot of land is not a house, it is also worth doing “home” staging here. So, first of all, clean up. Did you know that American home stagers paint the grass green?

You can check the intended use of the land in the SIP, the purchase act or an extract from the land register. Markings on maps are a topic for a separate entry, but in short: you should be careful with agricultural land, especially with an area larger than 1 ha and with a valuation class of IIIB or better. To put it very simply and generally, such land will have to be de-agriculturalized if you are not a farmer; on forest and water lands, as they are not suitable for development (again, to put it very simply). Land intended for development has the highest value.

When we have general knowledge about the subject of sale, it is time to prepare an offer. Be sure to describe your property in detail to avoid numerous phone calls with questions. It is a good idea to take photos with a drone because they show what is most important: the area, shape and development of the plot. Hanging a banner will also work well if it’s a popular walking area or transit route.

Be prepared to answer phones and make presentations (yes, we also make presentations on plots). If you don’t delegate this to an agent, try to be available by phone and call back if you can’t answer. Buying customers are very frustrated by the lack of contact with the seller when they are interested in the offer. It’s better to give up instant messengers on portals and focus on telephone communication – this way you will reach the largest target group.

There is a client who makes an offer – it’s time for negotiations. Negotiate not only the price, but also other terms of the transaction and secure yourself with a contract. Below is a diagram showing possible paths to take that will be safe for both parties. The scheme does not take into account less common needs, such as a conditional contract.

The preliminary agreement may be drawn up in ordinary written form or in the form of a notarial deed. The latter has additional benefits for the buyer. The final contract must be concluded with a notary. He will show you all the documents needed for the transaction. It will be necessary to go to at least several offices to obtain them. Please note that obtaining some documents may take up to several weeks.
