What do we consider when choosing real estate?
Firstly – location
Location affects not only the price, although this aspect is most often mentioned in its context. It will have a huge impact on our everyday lives. In fact, this is one of the few criteria that we can never change when deciding to purchase a specific property. The most basic division is the center and the suburbs. If we like peace and quiet, we will probably choose a location away from the center. In turn, wide access to cultural and entertainment offers is the domain of the heart of the city. Of course, we will also find locations that have the advantages of both.
When choosing an apartment, or more precisely its location, you also need to pay attention to the road infrastructure and public transport in a given city. Both of this information are important from the point of view of the time we will spend “on the way to”. Few people working in the city center want to spend time in traffic jams commuting from the outskirts of the city.
That is why the location of the planned apartment is the most important factor influencing the purchase decision. First, we choose the area where we want to live, and only then we look for something within our financial possibilities. These conclusions come from research conducted in Poland. The respondents, having the opportunity to choose several factors important to them when deciding to buy a new apartment, chose location first.
Secondly – price
Price plays a key role in choosing a property. Regardless of whether it is about purchasing or renting an apartment or house. Even though a given property is the fulfillment of our dreams, people with less cash will choose the cheaper option and thus save money.
It is also worth remembering that expenses usually do not end with the purchase of an apartment.
If we purchase on the primary market, i.e. from a developer, we must add the costs of finishing the premises to the purchase price. In turn, apartments purchased on the secondary market are often finished, even ready to move in. In the case of this type of real estate, we are additionally obliged to pay a fee for civil law transactions.
Thirdly – surface and functionality
At the beginning of the purchasing process, each of us has a vision of what our new home should look like. Its size, number of rooms, etc. However, this vision often changes while looking for and choosing an apartment. It’s not about making concessions. These are rather modifications of the original idea.
One of the first requirements is the square footage. It is generally accepted that young people choose smaller apartments. However, a family with a child is looking for a much larger area.
The issue of finishing the apartment and arranging rooms is an individual approach. It is worth paying attention to one thing in this context. A room, actually. We mean the kitchen. An important place for a family, but also for a single person. Even if the latter eats out more often. Currently, kitchens open to the living room/living room are fashionable. Thanks to such solutions, the kitchen and living room are the heart of the house, teeming with life. This arrangement is primarily offered by the primary market. Older buildings are dominated by small, closed kitchens.

Often, apartments located higher have better sunlight. However, not everyone likes a space that is too warm.
In times of the pandemic, the presence of a balcony or garden was also an important criterion for many searchers. Buyers attach great importance to balconies and gardens – they treat them as an extension of the house and a “green corner” where they can come, relax and get some fresh air. One of the latest trends is the possibility of arranging a comfortable place for remote work.

The decision to buy real estate is one of the most important in our lives. Before taking it, you should consider all issues very carefully. The order in which individual criteria are analyzed is individual and depends on the purpose of the purchase, but no issue can be omitted.
