Why do you need a virtual tour of your property?

Today we know that a well-prepared offer, complete with high-quality visual materials and a detailed description, is the key to effective sales, especially at a time when customers do not visit every property on the list, but only the selected ones that best suit their preferences.

What marketing tools do we have on the market?

Professional real estate agencies and advertising portals popularized several solutions that were already available, but were not used in real estate advertisements – certainly not on the scale in which they are used today. These are:

  • Live video presentations,
  • Videos presenting the property,
  • Virtual walks.

Of the above-mentioned forms, virtual tours seem to be the most accessible to advertisers. Live video presentations require flexibility and availability, while film requires specialized skills to produce it.

Do you want to sell well? Take a virtual walk!

Why is it worth enriching your ad with spherical photos? First of all, it should be noted that the decision-making process of a client looking for real estate is long and complex. A well-composed offer should support the customer at every stage – from a concise title, an encouraging main photo, through a detailed description and the possibility of a virtual tour of the facility, to current contact details – this is important so that the viewer can quickly verify their questions and doubts. According to research conducted by Realtor.com, offers with virtual tours gain as much as 87% more views than those without. The study also indicates that the ability to view properties online reduces the number of ineffective presentations by 40%, which means, in short, creating a tour in just a few minutes saves us, as well as our clients, a good few hours 😉.

How to do a virtual tour?

At Invest Realty, we use two forms of taking spherical photos: through a special camera with a 360o lens, and through an innovative method of creating an online tour with a smartphone. Here’s a walk in a few steps:

  1. Home staging – prepare the property to make it visually attractive to customers,
  2. Place the camera in the center of the room and take a photo, repeat the operation in each room (large rooms may require taking several photos),
  3. Create a walk in a dedicated application,
  4. Publish an ad and sell effectively.
